Burlington, MA -- Oct. 14, 2016 – GNY provided risk mitigation strategies for the attendees of the New England chapter of the Community Associations Institute’s Annual Condo Conference and Expo. The event was attended by property managers and volunteer board members from communities of all sizes from across the state.
GNY President and CEO Elizabeth Heck kicked off the meeting with “war stories” of serving on the board of her own condo, detailing how careful planning by association boards can pay huge dividends. She then introduced GNY VP and Massachusetts Branch Manager David Whelan, who discussed coordinating single unit deductibles with Master Plan deductibles to improve claims experience, and the cost of the master policy.
The challenges of a New England winter were discussed by GNY VP for Loss Control Ray Lee and Vice President of Claims Steve Baroncini, who noted that of the $3 billion in insured losses caused by the winter of 2015, nearly $1 billion occurred in Massachusetts. Their tips for avoiding or mitigating ice dams and frozen pipes had an eager audience.
Executive Vice President of Claims Gerard Ragusa continued with weather mitigation tips but also focused on how property managers and associations can avoid third person liability by precise wording in contracts with maintenance and snow removal companies, and careful record keeping of a maintenance log.
